A difficult site for privacy required for residential, the chosen market. Exposed on 80% of its boundary by public road frontages and a public park. SPT’s solution….embrace the street. SPT designed townhouses and apartments based on the New York Brownstones. With the guidance of Lance Herbst the Architect, SPT counter-intuitively increased the street presence by adding lanes and streetscape into the site itself. The street became integral to the environment, as a shared space dominated by the resident not the passerby. Using clever urban design elements and height variability, Hudson Brown offered private residential living with the ability to engage in the rich urban environment at the choosing of the occupant. The product distinguished itself with direct access from the streetscape.


Tapora St, Auckland Central

After recognising the immediate demand for car parking and the planning rules for inner city car parking was FAR free. A car park made economic sense. The issue? The car park had to be above ground. 

SPT’s solution…..Create a cost effective urban sculpture with an activated edge. The car park unrecognisable inside.

SPT proposed a sculpture piece in this urban development, thus achieving Council sign off and increasing the profitability of the feasibility. The site was able to use all FAR allocated and got a 535 bay car park as a bonus, which increased the development return substantially.
